Well guys as many of you have noticed, i have unfortunately been absent from BOTL for a few weeks. Well i have some super good news, I purchased my first home and signed a 3 year contract with my employer!!! As many of you know i am not out of school yet but my parents and i found a house on the market a few weeks back and have been working with the seller to come to the right terms. Well today we reached those terms! My parents are going to front the purchase for me and as soon as i graduate i have to start making payments at a locked 4% for 30 years with no money down!

However it isnt all good, part of the terms of the deal included that i have to sell off most (90%) of my cigar collection. This is all due to my mothers hatred of my habit :sadstare: and this was the only way she would let my dad help me out. I hate to sell but i think this kind of oppurtunity only comes around once in a lifetime, especially with the state of the Banks (i would probably have to put down over 20% of the purchase cost and with this i dont have to put down anything)

We are going to closing on Friday after a inspection, so as long as nothing major is wrong with the house i will be a home owner!

I will make sure i get pictures of the house up next week!

Also please keep an eye out for my sales, there will be some AWESOME ones with some great prices!!!!

Congrats on the house and sucks about the sticks. I NEVER have heard of a 4% fixed rate for 30 years and zero money down unless that is to your family. Those rates simply do not exist in the marketplace conventional or otherwise.

Congratulations Matt on the new house and don't worry about selling the cigars, they'll keep making more and you can reinventory at a later date! Again, congratulations!

My parents are giving me the loan at those terms, that is why it is a once in a lifetime deal!

Sounds like great parents and I have a feeling they will probably negotiate that rate later once they know you are responsible for the loan,,,I figure a rate of 0%.

Congrats, home ownership is a ton of responsibility. Not to mention I just got my first bill for property taxes.

But it sure is worth it! Work hard for it, and enjoy!
