I am a Regional Maintenance Supervisor. I am supposed to oversee maintenance operations on apartment buildings, but I do more construction management than anything.
I have basically turned into an apartment complex flipper. We buy apartments cheap, dump some cash into them, and sell them for a large profit (millions of dollars). The only problem though, none of the profit is for me! It's very similar to the TV shows you see of people buying and flipping houses, but on a much larger scale. Our projects usually take 2 - 5 years instead of 2 to 5 weeks and we have to maintain profitable operations while we are flipping them.
It's a lot of fun, and very challenging. I watch the flip your house shows and laugh sometimes. It's funny watching them try to get a house painted or carpet installed. I can do those things in my sleep on a Sunday. Identifying and fixing much larger problems and maintaining a multi-million dollar rehab budget for each site I have is more difficult, and rewarding when it's all done.
