Just sold our house!!

Hey gang, we just sold our house!!! WOOHOOOO!!!

It was listed for 4-weeks to the DAY (phenomenal in this area), and we had 25-30 parties through in all. This past week was horrible: Open House on Sunday, showings EVERY day (twice Thursday), and we had 2 planned for today and another Open House for this Sunday ... but last night we accepted an offer!! It's another military family too, which makes us happy.

We're very happy. As you guys know, we had/have very limited time before we have to move to Japan (we leave 1st week of June), so we needed to sell this sucker fast. We priced it to move--and were the only ones on the pond to do so (there are 4 homes for sale with a view of our pond, and about 18 homes for sale in our development ... yikes!), hence the sale.

So now we can breathe a lot easier and focus on selling our 3 cars (ugh!), finishing packing, and getting ready to move to the other side of the planet. Oh, and I suppose dealing with the newborn and 2-year-old will take up some time here and there, lol.

I've never been so happy to loose $32,000! Of course, I've never lost $32,000 before, so I don't know what it's supposed to feel like.

So anyway ... YEA!!!

I'm gonna have to smoke something special to celebrate when I get a chance. I have a 7-year-old Opus X I can hear calling my name ...

Congratulations! I have several friends/family members up here that are selling right now and have seen first hand the stress they've gone through trying to get rid of their homes. Yippie is right (especially given the time frame you had to sell the house), enjoy that opus!

Cognrats on the sale, Nate. Sucks that you lost some money through the sale, but hopefully you can claim that back somehow.

What kinda cars you got up for sale?

Congrats brother, big weight off your shoulders before your move huh? I will be crossing that path in the next couple years so I hope the market rebounds a little more before we have to sell... It's definitely a catch-22 in this market... how can you buy when you have to sell first???

True, but I sympathize with them. A lot of those in our neighborhood were charging $15-$30k more than us for essentially the same house, but they just couldn't face the fact that the market had dropped that much. The fact that we only lost $32k is factoring in the $10k or so worth of our mortgage that was paid through our housing allowance--and many don't have such a thing.

In many cases, it's not just that people have "lost money," it's that they literally owe more on their house than they'd get in a sale at True Market Value. In our case, we're pretty fortunate in that we'll only have to write a $2,000 check at closing in order to sell our home.

We got an appraisal and listed our house for that exact True Market Value--and that's why it sold so quickly.

Congratulations Nate! I know you are one happy brother and by now you have smoked that Opus X. Good luck in all the other preperations you will be doing. Take care and God speed.

I agree Scott.
Over 80k loss on ours last year and at closing brought over 15k. Congrats Nate and good luck on the car sales as well.
