11K-14K rent...tell me that's per year, please.

Add a full service bar in there and you would definately make money, imho. Not as pricey as I would have thought, but of course still way outside my reach, lol.

I guess since they want someone with a 1.5 mil market cap then a "group buy" is pretty much out of the picture. I'm going to run this by an associate who may be interested in financing something like this.

If you could sell 20 handrolled cigars @ $15/ea. everyday, that would alone cover rent (minus labor).

Thats why the guy sent me the email to find interested parties My standalone purchasing range is much less than this. This is out of my league unless there are serious partners. I we could qualify with a little manuvering, but its a big bite.

Technically a group buy could work.. everyone can pitch into a LLC established under a name or two and then it could go from there..
the only problem that may arise from that is the fact of the parent company who is selling the store..

its a huge bite.. and it would take serious commitments from multiple individuals.. it would be fun.. but 1.5 mil.. plus labor and op expenses.. no thanks, and you know how bad taxes are in that damn city.. selling booze yea that would help business but it would take a long time to break even on that with the plumbing costs liquor licensing and all that crap...

fun to talk about none the less..

If you were able to generate sales equal to the cost of ownership within the first year, this would be a profitable business in 3-5 years. That breaks down to needed sales of about $1100/day - which I don't think would be that difficult to acheive with a good strategy.

transfer fees and everything.. the liquor license, well at least here it is,. is just as much about the owner as the place.. you cant have infractions one place and expect to get a license elsewhere...

When I run the numbers without knowing the exact sales but doing an estimate and being conservative, (imagine that) it would take three years to breakeven. Nice pipe dream but I think there are better opportunities with a faster return in say maybe Omaha? :yes:
