With the stock market gone south and realestate cheap the wife and I decided to pick up an investment property and have been workin on closing a deal for some time. We formed a corporation, hunted, haggled and closed on a quadraplex last Friday. We got a great price, it's got some fixin up to do and we were robbed of three appliances the day we closed on it, but it's gonna be good for us.
It's not in a bad neighborhood, but not great either, lower income small families for the most part, but they are nicer than some of the places I've lived when young. Two two bedroom and two one bedroom units with a fair amount of space.
I worked all weekend boarding up broken windows, preasure cleaning the property getting ready to paint the outside. I figure it will suck the life out of me for three months minimum while I get it up to shape, I'm doing most of it myself on top of my regular job. I've got broken windows to fix, drywall to hang, a hotwater heater to replace, one AC handler that needs a new motor and some TLC, some wireing, lots of fixtures and cabnets need help, etc. The wife is great at admin stuff and I can fix anything that aint broken so we aree a good team, but the amount of work is a bit scary.
Wish us luck and understand why I'm gonna be a bit slower on respoinding around here. I haven't had my celebration cigar over this yet, but I will do that first patch of good weather we get. Thinking of breaking out my only Avo 22 US for the occasion.:cbig:
