Good luck, do the copper work last! Flipped 2 houses and learned the hard way, had to replace the baseboard heat and plumbing fixtures twice. $2.24 per pound right now at the scrap yard.

Are you fixing it up to sell or to become landlords? Either way best of luck to you.

For what it is worth I would fix up and sell. Being a landlord is a gigantic pain in the ass, unless you hire a property management company.

Not likely we'll flip it unless we want the profit to get into a larger property. We strongly believe in cash flow over speculation, this one will have great cash flow so why sell a cash cow.

Being a landlord is not that big of a deal, I've done it before and at one point managed about 400 units, so 4 is easy. The property is between my work and home, so easy to keep an eye on. If you stay on top of the maintenance you don't get suprised all the time, and good properties at fair prices do not turn over very much.

Maybe famous last words, but I'm not worried about keeping it up, just getting it going.

Great idea Mitch! Back in February when Sue and I were down there we saw many small apartment buildings screaming for new owners. I have to admit it's hard not to be influenced though. You see our friend, Mark Soyka, has made quite a score developing the areas up and down Biscayne Ave. Best of luck to you.

Pictures Finaly.

Been working every weekend on it. First picture is how we got it, second is the Termite Tent and last is after cleaning the outside and starting the painting. I've started on the insides as well, rebuilt an air handler box, but the real work inside starts this weekend. I'm taking two days of work so that by the end of of this weekend we have the first unit ready.

Oh yea and I fanally got around to the celebratory cigar last Friday. My bud John was celebrating his 26th Aniv. so we started with a pair of RyJ Exhibition #4's, celebrated with a pair of Don Carlos Aniversary Toro's and finishe with a pair of Noella Reserva II's.

And almost two bottles of six grape port to keep us lubed up. Going to paint in the Florida Sun Saturday sucked, but I did it.

Hey guys, looks like you might start to see my head popping back in here more often. One unit rented, another ready with signed lease and move in set and another ready waiting for a renter. Last unit will take longer, it needs major work, but I'm taking some time off for now. I'm even getting out of town this weekend and we've planned a white water rafting trip for Sept. in Colorado Springs.

It's working out.
